To contribute specialist knowledge within their discipline/area and/or manage projects which provide commercially focussed support and/or service delivery to internal and/or external clients.

Overall, to ensure that the Building (71 Fenchurch Street, London) is fit for purpose and reflects the statures of the tenants within the building. To ensure the building operates 24/7, and is perceived as an excellent building in which to work. To ensure it is attractive to prospective tenants. To ensure the service charge budget is similar to other comparable properties, while ensuring we have a defined strategy for the long-term maintenance and operation of the building.

To manage the Mechanical and Electrical contract, security and cleaning contracts, including window cleaning, ensuring these contracts reflect best practice, retendering as necessary;

Line management responsibility for the Helpdesk manager and other building-related staff.

To carry out monthly contract performance reviews with the suppliers and to produce a monthly report including financial, safety and operational performance against defined KPIs. Responsible for ensuring all corrective actions are satisfactorily resolved.

To construct the service charge budget, benchmarking it against equivalent properties, and to be a signatory to the service charge account;

To construct the service charge budget (currently in the region of £3m pa) and monitor progress monthly against that budget, including the preparation of financial reports including Forecasts; To bid for capital expenditure against an agreed longer-term maintenance plan.

To establish and maintain strong and effective relationships with the tenants in the building at a senior level;

To work with the Corporate Secretary on all aspects of letting space in the building;

To manage the building safely in accordance with applicable laws. To ensure visitors perceive this to be a safe building, and receive appropriate safety instructions on entry.

To develop long term plans for replacement of capital assets on a risk basis;

To consider and recommend refurbishments of areas in the building when necessary;

To maintain the listed building taking account of its historical status and thereby special maintenance needs.

To act as champion for the London building team, ensuring that the businesses understand the value of the service performed, etc.

Strong financial management skills, able to produce budgets, forecasts and to work with Group Finance over the monitoring of such expenditure including accruals, etc.

Excellent people management skills e.g. customers, tenants, suppliers and Lloyd's Register

Strong relationship building skills e.g. liaising with all other relevant departments.

Excellent & effective communica tions skills with all levels of business

Professional qualification in a related area

Previous experience of managing a landmark building

Strong leadership skills

Excellent building-related health and safety knowledge including appropriate qualification

Project management skills
